Sea Lanes offers a relaxed, sociable setting in Brighton for work events, parties and everything in between, with sea views, flexible spaces and great food and drink on site. For corporate hire, it’s a refreshing change from the office and a world away from the standard meeting room. For private parties and celebrations, our laid-back coastal setting makes the perfect backdrop for birthdays, baby showers and milestone moments.
Sea Lanes is a distinctive beachfront setting for swim and wellness events, brand activations and creative pop-ups, where movement, community and culture meet by the sea. Pool and lane hire support everything from swim clubs to photography and film shoots, with open coastal views and on-site facilities that make planning and production easy. Our pop-up spaces give brands a platform to build awareness, drive trial and create meaningful moments with an engaged coastal community centred around wellbeing, food and drink.
For events making use of the pool, the east-side pop-up space sits directly alongside the water, working naturally as an event village or as a base for talks, workshops and social space around the swim.
We welcome all enquires regarding filming or photography at Sea Lanes. Along with the wonderful 50-meter heated outdoor pool with changing rooms we have a café/bar and event space for hire which could be used for a unit base or green room.

All food and drink to be consumed at Sea Lanes must be purchased from our partners, FIKA, Bison Beer and Wood X Coal
We strongly urge you to pre-order food and drink from our dedicated event menus so it can be served at a pre-arranged time. Please note if you are ordering on the day guests will be subject to the wait times on the day which at peak times can be in excess of 45 minutes.
Pre-orders must be placed at least 10 days in advance of your event/booking. Please contact events@sealanesbrighton.co.uk if you have questions about a pre-order. You have until 10 days before your event to cancel any pre-ordered food or drinks without charge. Cancellation after this time will be non-refundable.
If you would like to set up a bar tab for your event this can be done on arrival with Bison Beer. A bank card will be held for the details of the bar tab. Bison Beer can also set a limit for the tab and adjust your instructions throughout the event. You will be charged at the end of your booking.
Yes, dogs are welcome in the event spaces and at Sea Lanes
This will be assessed on a case-by-case basis depending on the date and time of your booking. Please include these details in your enquiry. We do not allow DJs in the ClubHouse space between May-September or on the Private Terrace of our Studio space at any time.
Please note we do not have any DJ equipment on site available to hire.
Yes. You are welcome to decorate with balloons, banners etc. but we ask that you do not stick decorations to the wall. No confetti, party poppers, glitter or similar. All decorations must be taken away at the end of your event or disposed of.
Please note you are not able to come in early. If you would like to come in earlier to decorate, you will need to book the extra time required. Please contact events@sealanesbrighton.co.uk if you need to extend your booking.
Bison Beer is licensed until 11pm. Last orders are called at 10:45pm and we ask that all customers are off-site by 11:20pm.
Yes, you are welcome to rearrange the furniture as you wish, but all furniture is to stay in the event space, it cannot be removed.
Unfortunately, we do not take bookings for 18th Birthday parties.
