Perfect for parties, presentations, workshops and meetings. This stunning private space, seats up to 56 guests or 80 standing, with views of the sea and Brighton Palace Pier.
The clubhouse is equipped with a 98” screen, a surround sound speaker system and a disco ball! You can connect to the screen using HDMI or USB-C and play music via bluetooth connection. The lighting controls are on a dimmer and the ceiling lights colour can also be changed by remote.

With room for 10 mats or 24 seats inside and up to 60 party guests (standing inside and out), this first floor space features a private roof terrace with picture perfect views of the sea and Brighton Palace Pier.
The Studio is equipped with a 75” screen with HDMI and USB-C connections.

We strongly recommend you pre-order food and drink for your event from our dedicated event menus. A pre-order guarantees availability and ensures your food and drink is served when you want it. Ordering on the day will be subject to menu, availability and wait times which can peak in excess of 45 minutes.

All food and drink to be consumed at Sea Lanes must be purchased from our partners, FIKA, Bison Beer and Wood X Coal
Yes, you can bring a birthday cake to your party/celebration, but we do charge a small ‘cakeage’ cost of £1 per head up to a maximum of £30. Please let the events team know if you are planning on bringing a cake ahead of your event.
We strongly urge you to pre-order food and drink from our dedicated event menus so it can be served at a pre-arranged time. Please note if you are ordering on the day guests will be subject to the wait times on the day which at peak times can be in excess of 45 minutes.
Pre-orders must be placed at least 7 days in advance of your event/booking. Please contact events@sealanesbrighton.co.uk if you have questions about a pre-order. You have until 7 days before your event to cancel any pre-ordered food or drinks without charge. Cancellation after this time will be non-refundable.
If you would like to set up a bar tab for your event this can be done on arrival with Bison Beer. A bank card will be held for the details of the bar tab. Bison Beer can also set a limit for the tab and adjust your instructions throughout the event. You will be charged at the end of your booking.
Yes, dogs are welcome in the event spaces and at Sea Lanes
Yes, we welcome children below the age of 18 before 9pm when accompanied by an adult
This will be assessed on a case-by-case basis depending on the date and time of your booking. Please include these details in your enquiry. We do not allow DJs in the ClubHouse space between May-September or on the Private Terrace of our Studio space at any time.
Please note we do not have any DJ equipment on site available to hire.
Yes. You are welcome to decorate with balloons, banners etc. but we ask that you do not stick decorations to the wall. No confetti, party poppers, glitter or similar. All decorations must be taken away at the end of your event or disposed of.
Please note you are not able to come in early. If you would like to come in earlier to decorate, you will need to book the extra time required. Please contact events@sealanesbrighton.co.uk if you need to extend your booking.
Rooftop booths can be booked here: www.bisonbeer.co.uk/beachbar The booking widget only shows the times that are available to book and won’t let you book if there is no space.
Bison Beer is licensed until 11pm. Last orders are called at 10:45pm and we ask that all customers are off-site by 11:20pm.
Yes, you are welcome to rearrange the furniture as you wish, but all furniture is to stay in the event space, it cannot be removed.
Unfortunately, we do not take bookings for 18th Birthday parties.
